Rockbourne are delighted to be representing a leading central London PropCo with a c.£1.5 billion portfolio to help them appoint a new Property Manager to their team. Our client has a top tier portfolio that comprises of commercial assets, that are in some of the premier London locations. In this position you will be responsible for the day-to-day management of the entire portfolio, working alongside a Director.  

The role will offer an excellent opportunity to gain exposure across a range of asset classes and to take on high levels of responsibility, allowing for learning and career progression.

Key Duties and Responsibilities:

  • Setting and managing service charge budgets and undertaking regular reporting
  • Maintaining and fostering good landlord and tenant relations and to be a point of contact for tenants
  • To keep tenants informed of their responsibilities under the lease agreement and ensure that the company adheres to their responsibilities under any contractual agreement
  • To liaise with the Finance team on the analysis of annual service charge budgets, approving reconciliations and rent raising reports.  Also, in respect of tenant arrears, raising interest demands, and to consider best options for recovering monies owed
  • To work closely with the Maintenance & Facility Managers, undertaking periodic property inspections, ensuring properties are well presented and any works are undertaken to a satisfactory standard
  • Contract and small works procurement
  • Managing the logistics of tenancy commencements and expiries and negotiating dilapidation settlements
  • To negotiate licences, including licences for alteration and assignment
  • Management of property database and to ensure that all required notices are served correctly and on time
  • Assisting with due diligence for acquisitions and disposals

Required Qualifications and Skills:

  • A thorough understanding of UK commercial and residential Landlord and Tenant Law and property leases
  • Strong negotiation skills
  • Broad experience liaising with and managing relationships at all levels
  • Excellent interpersonal, communication and presentation skills
  • A self-starter and able to work on own initiative but with key questioning and listening skills in order to get to the heart of issues and then ensure all parties involved are kept fully appraised of current and future issues
  • The ability to work to tight deadlines and manage own time effectively
  • Exercises good commercial judgement
  • Strong problem solving and decision-making skills
  • Strong analytical skills
