This is an exciting opportunity to join a fast-growing and successful business, in a role focused on acquiring sites throughout the UK and subsequently the major European markets. You will be responsible for the appraisal, identification and execution of new investment and development acquisitions to add to the company's portfolio. 

Responsibilities include:

  • Lead on acquisitions process and undertake detailed financial appraisals to inform business planning and financial models for acquisitions
  • Attending board meetings, working with partners on strategic initiatives and managing internal processes as required
  • In addition, you will be responsible for coordinating with external consultants and partners, and internal departments and stakeholders

Required skills:

  • A demonstrable track record in the logistics space with an excellent network within the industrial & logistics sector
  • Strong, demonstrable, analytical and quantitative skills
  • Ideally MRICS with at least 5 years PQE
  • Strong organisational and analytical skills
  • Excellent communication skills – both written and oral
  • Ability work under tight deadlines independently

Salary: £60,000 – £80,000 with excellent bonus potential.

German Speaking Associate – Asset Management

Our client is a Top Tier Private Equity Investment Manager who has a long-standing track record of creating attractive risk-adjusted returns across numerous core-plus and value add targeted funds throughout Europe.

Due to recent growth, following a successful equity raise and subsequent deployment, my client is actively looking for a German-speaking Associate to join its Asset Management Team based in London. You will be a part of a highly driven and entrepreneurial team and will play a leading role in its growth and be active in its core-plus and value-add fund programs. You will be involved in the full lifecycle of an investment from acquisition, take full responsibility for the management, letting and financial reporting through to eventual disposition.

Key duties to include:

  • Drive value creation from deal execution through exit for assets with complex investment strategies including developments and repositionings, in conjunction with local operating partners, leasing/sales agents, architects and other technical consultants.
  • Assess investment performance in relation to business plan targets by analysing financial reporting, performing regular sites visits and serving as an expert on local leasing and capital market conditions.
  • Identify, recommend, and execute asset management initiatives to create value and mitigate risks during the hold period, in collaboration with the local operating partner.
  • Analyse, negotiate, and recommend lettings, capital expenditure programs, refinancing and other major Asset Management decisions.
  • Maximise operating performance, by challenging and supporting the operating partner, monitor progress and introducing state of the art practice.
  • Show strong interest in understanding new markets, competitive environments, tax and legal structures for holding investments.
  • Support annual property valuation process and preparation of internal and external reports.
  • Evaluate asset level business plans and cash flow projections.
  • Keep senior management informed on the progress of the business plan, major asset management initiatives and upcoming risks.
  • Drive sales marketing strategies, timing, and management of the disposal progress.
  • Support the marketing of new funds and products.
  • Work closely with the Acquisitions team in the underwriting and due diligence of new investments and assist in securing third party financing.

Essentials:

  • Strong academic record, organisational and interpersonal skills.
  • Circa five years of direct European real estate experience, ideally in an asset management role or acquisition role. Experience in the German real estate market is a positive.
  • Highly numerate with excellent analytical and financial modelling skills.
  • Comfortable making effective decisions in response to changes in the market environment.
  • Excellent knowledge of accounting fundamentals.
  • Strong communication skills, both oral and written.
  • IT literate and proficient in Microsoft Excel.
  • Languages: Fluent in English and German.

Salary:

  • £65,000 – £80,000.

Reporting into the Head of UK Asset Management, the Associate Director / Director of UK Leasing will be responsible for leading all leasing activities, driving portfolio value through extensive occupier led initiatives and executing transactions across a substantial and high profile industrial and logistics portfolio of c £2bn across the UK – including well located multi-let urban logistics assets.

Key Duties

  • Driving portfolio performance
  • Challenge the traditional approach and create a dynamic leasing model with a focus on occupier relationships
  • Creating, implementing, managing and constantly reviewing the marketing strategy across the portfolio
  • Produce high-quality marketing campaigns with associated media strategy
  • Managing third-party service providers involved in the leasing process including letting agents and solicitors
  • Highly visible in the marketplace – establish and manage key broker relationships

You will also be responsible for managing a team comprising of Senior Asset Managers and a Leasing Director.

Key Duties

  • Challenge the status quo and traditional institutional asset management model
  • Responsible for identifying and implementing new approaches of working and driving value
  • Be the spokesperson for the business in the UK and have a high visible presence in the UK logistics market – grow and maintain key market contacts
  • Hands-on proactive approach working with the Leasing Director to maximise occupier led requirements
  • Develop and implement asset management strategies maximising total returns
  • Review the portfolio and make recommendations to rationalise
  • Challenge the underlying assumptions
  • Provide an environment that will attract occupiers, generate competition and create rental growth
  • Generate new development and asset management opportunities through selective site acquisition and assembly
  • Formulate and implement annual business plans for each asset
  • Asset management-related tasks including; new lettings, lease renewals, rent reviews, lease expiries, surrenders and forfeitures
  • Lead on development projects to ensure the execution of the business plan
  • Implement and oversee refurbishment programmes and asset repositioning
  • Manage third-party service providers including letting agents, solicitors, property managers and building surveyors
  • Sourcing, inspecting and carrying out required due diligence for UK acquisitions
